Every turn
Beds stripped and remade to a presentation standard, bathrooms reset including a fresh towel set, kitchen returned to empty and wiped down including inside the microwave and the coffee maker, floors vacuumed and mopped, trash and recycling out, high touch surfaces disinfected, consumables restocked, and everything put back where the listing photos show it.
The part guests notice
Hair. It is the single most common complaint in short term rental reviews and it collects in exactly four places: the shower drain surround, the bathroom floor edge, the bed frame rails, and the couch seams. Those four get checked every single turn regardless of what else is on the list.
The photo set
Photographs at the end of every turnover, timestamped. This is how you prove condition at handover if a guest claims pre existing damage, and it is how you see the unit without driving to it.
